EPC Survey Questions

What happens during an EPC survey?

During a domestic EPC survey, the assessor records key property details such as construction type, insulation, heating system, hot water system, windows, lighting and renewable energy features where present. The assessor may also take measurements and photographs as evidence for the EPC record.

How long does an EPC assessment take?

Most domestic EPC assessments take around 30–45 minutes on site. Larger homes, HMOs, unusual layouts or properties with extensions may take longer.

Do I need to prepare anything before the EPC visit?

It helps to provide access to all rooms, heating controls, the hot water cylinder if present, safe loft access where available, and any documents for insulation, extensions, double glazing or renewable energy installations.

When will I receive the EPC certificate?

Where possible, HomeNRG lodges the EPC certificate on the same day after the property assessment. The certificate is then available through the official EPC register.

Do I need an EPC when selling a house or flat?

In most cases, a valid EPC is needed when a domestic property is marketed for sale. The EPC shows the property’s energy-efficiency rating and recommended improvements.

Do I need an EPC when renting a property?

In most cases, landlords need a valid EPC before marketing or letting a domestic rental property. If the EPC has expired or no certificate exists, a new EPC assessment should be arranged.

Does a landlord need a new EPC when a new tenant moves in?

If the existing EPC is still valid, it can usually be used. If the EPC has expired before a new tenancy is granted, the landlord should arrange a new EPC before letting the property.

How long is an EPC valid for?

An EPC is normally valid for 10 years unless a newer EPC is lodged for the same property. If substantial energy-related improvements have been made, a new EPC may give a more up-to-date rating.

Can I use an old EPC for a new tenancy?

A valid EPC can normally be used while it remains in date. If it has expired before a new tenancy starts, the landlord should arrange a new EPC assessment before the property is let.
